HallKeen Management, Inc. is a real estate management company with a diversified portfolio of multi-family properties including subsidized and mixed-income housing, non-subsidized affordable housing, conventional apartment buildings, condominiums, and cooperatives.
HallKeen Management’s current residential portfolio includes over 6,500 apartments and condominiums. Though many of HallKeen’s properties are located throughout the Greater Boston area, HallKeen has a strong presence throughout all of New England, New York, Virginia and North Carolina.
HallKeen Management’s clients include private owners, community development corporations, and condominium and cooperative boards. HallKeen also invests in approximately 60% of the properties that it manages. From both perspectives- as manager of third party contracts and as manager of our own portfolio- we understand the importance of meeting our clients’ goals and objectives.
We believe that the best property management is local management. However, maintaining consistent across-the-board standards and policies is crucial for efficiency and accountability. Therefore, we maintain a careful balance between structure and empowerment – encouraging and fostering an entrepreneurial attitude in our on-site staff, providing ongoing training and supervision and developing company-wide systems for delivering our services.
Site based Property Managers and Maintenance Directors oversee the day-to-day operations under the guidance of Regional, Area and Senior Managers. Located in Norwood, MA, the central office team provides overall portfolio oversight and support services.

AFFORDABLE/MIXED INCOME HOUSING
HallKeen has a proven track record and strong reputation in the management of affordable and mixed-income housing. We continue to focus significant resources on improving and expanding our affordable housing business and have a demonstrated ability to deliver a full range of property management services.
HallKeen currently manages forty-nine affordable residential properties located throughout New England, New York, Virginia and North Carolina. In addition to the various affordable state and federal housing programs that HallKeen has managed for over twenty years, HallKeen has created a niche in the management of Low Income Housing Tax Credit properties (LIHTC). Of the forty-nine affordable properties, we currently manage twenty-one residential LIHTC properties, many of which are layered with other state and federal affordable housing programs such as, Section 8, Section 13A, MRVP, Section 236, Rent Supplement and HOME. Of these 21 LIHTC properties, we have successfully completed the rent up of 11. In addition, we currently manage five LIHTC Assisted Living facilities in Massachusetts. Regional and Property Managers who oversee these properties possess certifications through Spectrum, The National Center for Housing Management, Quadel and Elizabeth Moreland Consulting, all of which are highly regarded in LIHTC training.
HallKeen’s Vice President of Operations and Compliance and the Director of Tax Credit Compliance develop policies and procedures for all of our various housing programs and provide regulatory and system training as well as oversight and support to our Regional Managers and site staff.
MARKET RATE/CONVENTIONAL HOUSING
More than a third of HallKeen’s properties are entirely or in part market rate/conventional housing. Our market rate portfolio consists of garden-style, loft-style and artist live-work apartments and spans most of the Northeast. We understand the unique management and marketing challenges of competing in this environment. Our in-house Marketing Department supports that site staff in all aspects of leasing, marketing and resident retention while a Regional Manager facilitates the operational needs of the property.
